
State Farm Insurance Consolidates Operations in Bloomington-Normal
State Farm Insurance announced a significant shift in its operations on Thursday, revealing plans to consolidate its local workforce in Bloomington-Normal into the Corporate South complex. This move will involve the closure of both the Corporate Headquarters and the Illinois Operations Center by the end of 2027. This decision represents a major change for Bloomington-Normal’s largest employer, with approximately 13,000 local workers, and is expected to have a considerable impact on local government taxing bodies and the commercial real estate market.
Downsizing Office Space & Future Plans
According to State Farm CEO Jon Farney, the consolidation is driven by a surplus of office space. “We simply have too much office space in Bloomington – about double what we need,” he stated. While the company hasn’t yet disclosed plans for the future of the Corporate Headquarters and Illinois Operations Center properties, they intend to pass savings on to customers by reducing costs associated with unoccupied space. State Farm spokesperson Gina Morss-Fischer added, “We’ll keep everybody updated on those plans as they develop. And we hope these spaces continue to support the Bloomington-Normal community in new ways moving forward.”
Corporate South: The Future Hub
Corporate South, located on Bloomington’s southeast side, will undergo renovations to accommodate all 13,000 local employees. Built in the 1990s and completed in 2001, it’s the newest of State Farm’s three facilities. Morss-Fischer emphasized the benefits of consolidating operations: “We value the flexibility and energy of working together, and Corporate South can accommodate all of our approximately 13,000 local employees in that space. So that when we are together, we can all be in one place together. That just makes sense, to all be under one roof, versus having three underutilized facilities.”
A History of Footprint Adjustments
This consolidation follows a previous adjustment in 2018 when State Farm moved employees out of its Downtown Bloomington building, which was subsequently purchased by a developer. Morss-Fischer reiterated State Farm’s commitment to Illinois, stating, “Our commitment here in Illinois is pretty clear. It’s home.”
Impact on Local Tax Revenue
The closure of the Corporate Headquarters and Illinois Operations Center will impact local property tax revenue. State Farm currently contributes approximately $3.2 million annually in property taxes for Corporate Headquarters and an additional $979,116 for the Illinois Operations Center. District 87 receives the largest portion of these funds, around $2.5 million. The future tax revenue will depend on the future use and assessment of these properties.
Superintendents from Unit 5 and District 87 expressed a commitment to understanding the financial implications and working with State Farm to mitigate any potential negative effects. They also acknowledged State Farm’s ongoing support for local schools.
Shift Towards In-Person Work
State Farm’s announcement also signals a move towards increased in-person work. While not mandating a full-time return to the office for hybrid employees, the company anticipates more frequent in-person collaboration at Corporate South. Approximately 60% of State Farm’s employees currently work in a hybrid model and will likely spend more time in the office as a result.
Positive Economic Outlook
Local commercial real estate experts, Meghan O’Neal-Rogozinski and Laura Pritts of AXIS 360, believe the consolidation could have positive economic benefits for the community. Increased foot traffic in the Corporate South area and the potential for new users to occupy the vacated properties are seen as opportunities. They also noted a national trend towards increased demand for office space following the COVID-19 pandemic.
Bloomington Mayor Dan Brady echoed this optimism, stating that the reinvestment in Corporate South will strengthen the local economy and support businesses. He acknowledged the legacy of the Corporate Headquarters building and expressed optimism about future opportunities for the site.
