
Detroit Thermal Clears Major Hurdle in Restoring Heat to Lafayette Park
WAYNE COUNTY, Mich. – A Wayne County jury has affirmed Detroit Thermal’s right to access public utility easements in Lafayette Park, paving the way for the reconnection of the 1300 Lafayette East Cooperative to its historic steam heating system. The verdict, announced on Tuesday, March 31st, resolves a months-long dispute with a group of Lafayette Park residents who opposed the project.
The jury’s decision effectively rejects claims that Detroit Thermal trespassed and lacked the legal authority to utilize the established easements. This ruling removes a significant obstacle, allowing the reconnection process to proceed for the over 600 residents of the cooperative building who have been seeking a reliable heating solution.
A Century of Steam Heat & A Community in Need
Detroit Thermal, a Detroit-based company with over a century of experience providing steam heat, has committed to reconnecting the building while carefully preserving the character of the surrounding historic district. The 1300 Lafayette East Cooperative was previously connected to the underground steam system until the 1980s, when residents opted for independent boilers.
However, these individual systems have since failed, proving costly and unreliable to maintain. In 2024, residents began exploring reconnection to Detroit Thermal’s network as a viable solution. The legal battle over easement access has been ongoing alongside these efforts.
Navigating Legal Challenges & Ensuring Timely Completion
Recently, a Wayne County judge extended a temporary restraining order related to the construction work, prompted by concerns from some residents regarding potential damage to the historic landscape. Detroit Thermal maintains that construction must commence by early August to guarantee the system is fully operational before the onset of winter.
The City of Detroit has already approved the project, recognizing it as a crucial upgrade to restore dependable heat service to the cooperative’s residents. As stated by a Detroit Thermal spokesperson, “The jury found that Detroit Thermal has the right to use dedicated public easements in Lafayette Park like every other public utility does. We need access to those easements to provide clean, safe heat to 600-plus Lafayette Park residents who desperately need it. We hope this brings the dispute between neighbors to an end. But if the small group of residents blocking the project wants to proceed with procedural roadblocks, we look forward to the jury’s verdict being vindicated.”
